Washington... they've pretty much hit the "it" factor with the yuppies, so prices there are passing the ridiculous mark. best of luck!

Thanks all... I enjoy tha banter .... but no I am not really interested in moving to MA. I love the Chesapeake. We have a x year old tub we sail all over the place, if you goof around here generally there is no harm / no foul, you simply have to wait for the tide to rise again. Not so on the rocky coast of MA.--- not to mention I would ruin Teddy's view of the Vineyard (two old lesbians in an old boat without our yachting jackets on--YIKES! t and hairy legs/pits OH NO!
